Tracked skid steer with a forestry mulching head beside heavy brush

Dallas Land Clearing & Forestry Mulching

Brushy vacant lots, overgrown fence lines and creek corridors on the edges of Dallas, cleared with a tracked mulcher that grinds the brush in place. We work with the city’s tree rules, not around them.

Black clay, white chalk and a lot of hackberry

Dallas sits on the Blackland Prairie. The ground is heavy, black, alkaline clay over Austin Chalk, the white limestone that shows in road cuts along the White Rock Escarpment, the ridge that runs north to south through Dallas County. That clay is great for grass and miserable for equipment when it is wet: it sticks to everything and ruts deep, so the timing of a job matters more here than on sandy East Texas ground.

Left alone, a Dallas lot does not grow back into pine woods. It grows hackberry, elm, honey locust, mesquite and bois d’arc, the same trees that line the old fence rows across the prairie, with Chinese privet taking over the creek bottoms. Along the Trinity, the Great Trinity Forest runs roughly 6,000 acres of bottomland hardwoods inside the city, and the brush that comes out of those bottoms is what fills the drainage corridors and easements around it.

What grows here

Hackberry, cedar elm, honey locust, mesquite and bois d'arc on vacant land and fence rows. Chinese privet and vines in the creek and river bottoms.

What the ground does

Blackland clay over Austin Chalk. Hard as concrete when dry, sticky and soft after rain, so we watch the weather before we load up.

Who calls from Dallas

Owners of vacant acreage, builders who need a lot opened, fence line and easement clearing, and commercial or municipal sites on the edges of the city.

The mulcher at work

These are Grigsby’s own photos and phone video from recent jobs, not stock photos. The machine and the method are the same on a Dallas lot as on an East Texas tract.

Dallas tree rules apply before you clear

Inside Dallas city limits, Article X of the Dallas Development Code says clearing authorization is required before any disturbance of trees on a covered property. That covers vacant lots, lots of 2 acres or more, and anything other than a single family or duplex lot under 2 acres. Most trees 8 inches in diameter and larger are protected, a tree survey is usually part of the process, and removed protected trees are mitigated by replanting or a payment to the city’s reforestation fund.

Two more rules matter on brushy Dallas land. Removing vegetation in a floodplain needs written authorization from the city, and the escarpment zone along the White Rock Escarpment has its own protections. Some species, like Chinese tallow, are on the city’s unprotected list.

We will not start a Dallas job without the paperwork in place. Tell us the address and we will help you work out what the city needs before anyone unloads a machine.

What moves the price on a Dallas job

We quote every property on its own. Around Dallas, these make the biggest difference.

Brush density

A scatter of hackberry on an open lot goes quickly. A fence row grown solid with bois d'arc and vines takes real machine time.

Wet clay

Blackland clay is the slowest ground we work after rain. Dry weather keeps the job short and the site clean.

Protected trees

Trees the city requires you to keep, and trees you want to keep, are worked around carefully, which takes longer than clearing everything.

Access and travel

We come in from the Canton area, so tight access, gates and street parking for the trailer all factor into the day.

Dallas land clearing questions

How much does land clearing cost in Dallas, TX?

It depends on how much brush is on the lot, the size and number of trees, the city tree requirements and the access. We quote each Dallas property individually. Text photos and the address to (903) 952-9217 for a straight estimate.

Do I need a permit to clear land in Dallas?

Usually, yes. Article X of the Dallas Development Code requires clearing authorization before trees are disturbed on covered property, which includes vacant lots and lots of 2 acres or more. Single family and duplex lots under 2 acres are treated differently. We help you work out what applies before we start.

Which trees are protected in Dallas?

Most trees 8 inches in diameter and larger are protected, and larger post oaks, cedar elms and bois d'arc can count as significant trees. Some species, like Chinese tallow, are on the city's unprotected list. The city arborist makes the final call on a given lot.

Can you clear brush in a creek or floodplain in Dallas?

Not without the city. Removing vegetation in a Dallas floodplain needs written authorization, so we confirm that first. Outside the floodplain, we mulch the brush and leave the ground covered.

What happens to the brush after you clear it?

It gets mulched in place, so there is no burn pile and nothing hauled to a landfill. On Dallas clay, that mulch layer also keeps the surface from cracking and washing.

Can you clear a lot when the ground is wet?

We try not to. Blackland clay ruts deep and sticks to everything after rain, so we schedule around wet spells rather than tear up the site.

How long does a Dallas clearing job take?

A brushy lot or a fence line can be a day. Larger acreage takes longer. We give you a day count with the estimate.

Can you quote from photos?

Usually. Send photos of the thickest areas, the access and the address. If we need to walk it, or if the city needs a tree survey first, we will say so.
