Homesites, acreage and old orchard ground around Lindale cleared with a tracked mulcher that grinds the brush in place. From the new growth along I-20 and Toll 49 to the farm roads off FM 16 and FM 849.
Lindale sits in northwest Smith County, about ten miles north of Tyler, on the sandy ground of the Queen City formation. The uplands are fine sandy loams and gravelly sandy loams that drain fast, which is part of why the Lindale and Swan area was planted in peach orchards around 1900 and why Lindale was known as the Blackberry Capital of the World by 1950.
A lot of that old farm ground has gone back to post oak, blackjack, pine and brush, and Lindale has been growing fast: the population rose 63 percent from 2000 to 2010 and another 26 percent by 2020. The Toll 49 relief route now runs from I-20 to US 69 north of town, FM 16 is being widened, and new development keeps going in near I-20. That is why most of our Lindale calls are buyers opening homesites on acreage, and owners clearing ground that has sat idle for years around Hideaway, Wood Springs and Swan.

A lot of the acreage around Lindale is outside city limits in Smith County, where clearing land generally needs no permit unless it is in a mapped floodplain.
Inside Lindale city limits, check with the city before clearing a lot you plan to develop, since zoning and development rules can apply. Hideaway, the gated lake community next to Lindale, is its own city with its own rules, so lots there should be cleared with the city and the community first.

We quote every property on its own. Around Lindale, these make the biggest difference.
Open oak and pine with scattered brush goes quickly. Old ground that has grown solid takes real machine time.
Homesite buyers usually want the best oaks and pines kept, which means careful work around each one.
Gravelly ridges and steeper ground slow the machine compared to flat sandy loam.
A wide gate and a dry road in keeps it simple. Tight gates and soft lanes add time.

Rural Smith County land generally needs no clearing permit unless it is in a floodplain. Inside Lindale or Hideaway city limits, check with that city first.
It gets mulched in place. There are no burn piles and nothing hauled off, and the mulch keeps sandy ground from washing.
A homesite can be a day. A larger tract takes longer. We give you a day count with the estimate, and sandy ground means rain delays are usually short.
Usually. Send a few photos of the thickest areas, the gate or road in, and a map pin. If we need to walk it, we will say so.
